    1. Our Listing Process

  1. Prepare a Competitive Market Analysis of your home.
  2. Determine the best possible price for your home in today's market.
  3. Complete and review the listing agreement with you.
  4. Prepare your home for sale. Spend as much time as we need going over the entire property with you, both inside and outside. I will make a list, with you, of suggestions and recommendations about your home so that it will be seen at its highest perceived value while competing in the marketplace.
  5. Install a lockbox, or supra and our exclusive high definition “Quade Real Estate For Sale” sign.
  6. Create a professional information sheet highlighting the key selling points of your home for prospective purchasers.

2. Our Marketing Process

  1. Dual Agents. Two agents working for the price of one. Double the energy and motivation to help sell your property with experience,
  2. The Multiple Listing Service. Professionally represent your home on the South Central Wisconsin MLS. As a result, your home will be exposed to every agent in the South Central Wisconsin area.
  3. Brochures. Professionally create, produce and distribute a brochure of your home and make it available to every real estate office and buyer.
  4. Exclusive Mailing List. Prepare and distribute brochures of your home to top working agents in your area as well as surrounding areas that may contain potential Buyers for your home.
  5. Agent Rapport. We strive to motivate agents to show and sell your property through our own personal contacts. We constantly work to maintain a high rapport with the working agents in our area.
  6. Open Houses. Hold open houses once a month when appropriate.
  7. Internet. Expose your homes to millions of potential Buyers through the following internet sites: www.realtor.com , www.wisconsinhomes.com , and our personal web page www.QuadeRealEstate.com . Realtor.com is the #1 searched real estate website. Buyers have access to 24/7 Open Houses through our personal web page.
  8. Digital Marketing Plan. Knowing that Buyers searching the internet love pictures and tours, we will enhance all websites with multiple pictures of your home as well as our Digital Slide Show feature. This feature offers a tour of your home from anywhere.
  9. Front Range Advertising. Although advertising sells a very small percentage of homes on the market, we occasionally feel that a well placed ad may be beneficial in the sale of your property. We will discuss ads on an individual basis. We also feature a business ad in the Fox Lake Visitor’s Guide, Dodge County Tourism book, and the Beaverland Must-Skis.
  10. Premier Mailing List. Prepare and distribute brochures to over 1000 combined people with in our sphere. Being locals in the area and working with combined 25 years experience we connect with people “who know us” and “what we do for a living” on a monthly basis.
  11. Quade Concierge Service. When you put your property on the market help is often needed with many of the details associated with its sale. Quade Concierge Service provides efficient, stress-free avenue for identifying high-quality reliable service providers to meet your needs and offers basic information on area points of interest.
  12. Full-Time Support, Offices, and Resources. Quade Real Estate is always open Monday-Friday 8:30 to 5:30 and Saturday 10:00 to 3:00. Summer weekend hours also include Sunday 10:00 to 3:00. 3. Our Communication With You

  1. Keep our communication with you honest. Sometimes people, even Realtors, will tell you what you want to hear. We will tell you what you need to hear…….the truth!
  2. Verbally keep in touch at least once a week as our work for you progresses.
  3. Provide a written summary every month to fully inform you of the progression of the property: what we've accomplished, marketing, feedback etc……..
  4. Be available when contacted, to present any offer that is written on your property.
  5. Qualify all purchasers to the best of our ability.
  6. Keep current on market conditions so we can provide you with sound advice when considering an offer.
4. Closing Your Transaction
  1. Constantly keep you informed as to the progress of your sale from the time of signing until the closing.
  2. Work hard to handle any situation that may arise with mortgage companies, title companies, appraisers, underwriters, inspectors, purchasers and other agents during the time your property is under contract.
  3. Be present at your closing. This is what we've worked to achieve. You better believe we'll be there.

5. Our Follow-Up

  1. Be available during those post-closing days when you'll be having questions and concerns.
  2. Be following up on your transaction after you moved on. This includes being on our premier mailing list, not to mention an occasional phone call just to see how it is going.
